Highlands Ranch encompasses an area of 22,000 acres and lies just 12 miles south of Denver alongside C 470 and roughly one mile west of I 25. The Highlands Ranch Development Plan received approval from Douglas County in 1979, which laid the groundwork for the pioneering development of a community offering an extensive array of housing prospects intended to meet the needs of a wide range of people looking to buy new homes. The design of the master plan is to allow for 61% of the area to be dedicated to non-urban uses, which includes open space and activity areas, 31% will be dedicated to residential uses, and 8% to business estates. Highlands Ranch is currently the home to approximately 1,000 companies with over 6,800 employees, many of which right here in their own community.

HIGHLANDS RANCH HISTORY

Highlands Ranch burgeoning community sits upon land was once part of the
Louisiana Purchase in 1803. Settlers came to the area and staked out claims, which were eventually merged into one 23,000-acre property by the turn of the century. Lawrence Phipps, Jr. was the owner of Highlands Ranch between the years 1937 and 1976. It was then procured by Mission Viejo Company. In July 1981 the first homes were being sold, and its first inhabitants moved into Highlands Ranch later that year in September 1981. August 1997 marked the acquisition of Highlands Ranch of Shea Homes whose parent company is J.F. Shea Co. At the same time they acquired its sister communities, Mission Viejo and Aliso Viejo which are located in California.
